The Maintenance Planner & Scheduler will plan, coordinate and schedule preventive, predictive and corrective maintenance program work activities for University building, and building equipment assets, organize the logistics necessary to operate the maintenance program, and create reports and metrics necessary to evaluate program quality and program effectiveness. Performs planning, coordination and scheduling of the maintenance program planned work activities while maintaining the preventive maintenance Master Schedule for optimal use of available maintenance staff. Develops and maintains the standard planned maintenance procedural library, equipment asset database and asset tagging updates. Develops training required due to updates to the procedural library. Communicate with internal and external customers and service providers, and oversee the logistics required for scheduling planned maintenance program activities. Prepare reports relative to planned maintenance work activities in order to track progress, effectiveness and improvements for the maintenance program. Coordinate with the Facilities Stores Operations team for planned maintenance program work activities parts ordering and parts stock inventory levels required to deliver an effective planned maintenance program. Requirements include:
Bachelor's Degree in a facilities maintenance related field, with 7-10 years of related experience
Must be willing and able to support a diverse and inclusive environment
Good knowledge of electrical, mechanical, plumbing, and building controls in the operation of buildings systems or an equivalent relative area of transferable knowledge
Good knowledge of preventive maintenance systems and industry standards and the ability to schedule, and coordinate preventive maintenance programs
Good knowledge of predictive maintenance techniques, tools and industry standards and the ability to view and analyze predictive maintenance data or the ability to quickly learn these techniques and analysis
Good knowledge of functional performance testing and/or the commissioning of building systems or an equivalent relative area of transferable knowledge
Ability to read & understand building and mechanical/electrical/plumbing drawings to identify equipment and develop and create lists for upload into the maintenance equipment data base
Good working knowledge of work order systems and computerized maintenance management systems (IWMS or CMMS) software or an equivalent area of transferable knowledge
Knowledge of asset management practices and asset data collection
Ability to accurately perform standard forecasting and to develop labor time and cost analysis and estimates
Ability to develop reports on available date using data reporting software tools
Ability to use standard Microsoft software applications (e.g., Excel, Word, email, etc.)
Requires strong technical skills and flawless execution of work activities
Requires a deep understanding and capability within Excel and other software tools to manipulate data and create/assemble equipment, planned maintenance tasks and schedules to be added to the maintenance program software
Ability to maintain attention to detail and to document procedural information with accuracy
Ability to work independently and as a member of a team
Demonstrated commitment to customer service
Ability to foster a collaborative, team-centered environment
Must be able to work effectively with a diverse population
